Just remember to keep at least $10,000 (if you can) in the bank and DO NOT TOUCH IT! When you own a house you get a shitton of "sudden costs" that you didn't anticipate. When my wife and I got our house we couldn't really afford it. We could barely make the payments, but there was no money left for upkeep. Then when she lost her job we were fucked.

I'm not trying to lower your winning feeling, I'm simply giving advice I wish I'd have gotten but didn't.

A good rule of thumb I heard was to expect to lose at least 1% of the house's value every year to repairs/upkeep, at minimum. This fluctuates, as some things only need touching every 25 years (roof), while others can be every 6mo-1yr.

MMM had a decent thread some time ago on things to check often so you're doing cheap maintenance instead of expensive repairs. Some resources:

Well, I'm going to drop about 15 or so into renovations right off the bat, maybe 20. After that I have another 5 or so in the kitty to handle unexpected expenses for the first year. I'm honestly terrified that this house is going to kill me financially. But at least it will also kill my wife. Because if I go I'm sure as hell taking her with me.[DOUBLEPOST=1430504855,1430504783][/DOUBLEPOST]My biggest fear frankly is that we are about to enter hurricane season and I live in Houston...

And apparently it was big enough news that the BBC sent out a cell phone alert across Great Britain at about 6 am.

The X chromosome dominant, it is. My wife will likely have another c-section so I'll see if I can swing the 3rd. Though, 10/10/15 is kind of a nice birthday. I'll see what I can do folks.
 
So I've been trying out the online dating, and for the most part it's been a bust-I don't know why but girls don't seem to dig the nerdy, short chubby balding guy thing- but last Wednesday a girl caught my eye that I was just blown away by. Messaged her, and we wound up chatting A LOT over the next couple days and met on Saturday. I spent all day Saturday and Sunday with her and saw her again tonight after work. She's incredible. I really hope this goes somewhere, but it's still very early yet and I'm forcing myself to not get too ahead of myself.
